      About Hebbal

      Hebbal was once known for being the northernmost area of Bengaluru. While that’s no longer true with Bengaluru expanding way beyond Hebbal, that’s augured well for the promising locality.


      Located in a strategic position and in close proximity to the Bengaluru International Airport, Hebbal forms an intersection point for all the roads that lead to the airport. The marvelous infrastructure is not all that’s in Hebbal; the beautiful Hebbal Lake preserves the locality’s nature quotient. People in and around Bengaluru frequently visit the lake, where one can go boating and rejuvenate themselves for the coming week.


      Several residential projects are also under development in and around the locality. IT professionals, old and young, typically book these apartments so they can move closer to the technology center.


      Connectivity and Transit Points


      The Hebbal flyover connects the Outer Ring Road and the Bellary Road, which is a part of the national highway NH-7 leading to Hyderabad. The presence of the Outer Ring Road makes Hebbal accessible to other major localities in Bengaluru too.


      The primary BMTC bus stand is below the Hebbal flyover. There are Volvo and regular BMTC buses carrying passengers to other localities in the city. Apart from that, people largely resort to auto-rickshaws to travel short distances. One can hire cabs too, if the travel distance is large.


      The Bengaluru International Airport is only about 30 km from Hebbal. The BIAL (Bangalore International Airport Limited) buses carry passengers from all across the city to the airport, and Hebbal is an important junction on the way.

      Factors for Growth in the Past


      Hebbal’s growth curve has usually moved upwards. The IT parks and other commercial hubs in and around the locality have heavily influenced its development. Its close proximity to the Bengaluru International Airport has ensured that infrastructure keeps being developed. The residential sector in the area has also responded actively, with many projects like Woodsman Estate, Premia, and Signature majorly contributing to Hebbal’s success as a residential hub.


      Besides the obvious factor of proximity to the airport, the presence of numerous big names, like AstraZeneca, CEFA, Integra Micro Software, and MRO Tech, has also caused significant development. The Hebbal Kempapura, which was earlier just a small neighbourhood, is now occupied with modern offices, thanks mostly to the Embassy Kirloskar Business Park. Manyata Tech Park is another major tech park near Hebbal.


      Residential and Commercial Markets


      The localities along the Outer Ring Road, especially the stretch between Hebbal and Silk Board, are seeing a tremendous increase in demand for housing and office space. The commercial market is especially on the rise, considering the availability of so many potential workspace pockets in the area. A number of residential projects are also under construction to accommodate the housing needs of people moving in from other cities and localities.


      Apartments in the locality are priced anywhere between Rs. 3,800 to Rs. 11,500 per sq. ft. Villas or row houses are available in a price range of Rs. 4,800 to Rs. 9,000 per sq. ft.       Major Challenges


      Hebbal’s development as a locality has been staggering, but the locality’s authorities do have a few civic challenges to tackle. Inadequate water supply and garbage collection are the major civic issues. The system of door-to-door garbage collection, which was put in place by BBMP, has faltered in the recent past. The supply of water has also reduced drastically, with many of the residents having to resort to buying water from private water tankers.


      Factors for Growth in the Future


      Hebbal is part of the Outer Ring Road stretch that contributes about 25 per cent of the total IT office space in Bengaluru. This is expected to grow significantly with more IT companies showing interest in investing in the Hebbal area. Its close proximity to the already established IT parks makes the place suitable for investment.


      Hebbal’s easy accessibility to the CBD (Central Business District) areas, including M. G. Road, also improves the scope for future development in Hebbal. The commercial market also has lots of space for new hotels, malls, and other retail projects to come up in Hebbal.
